How do I know if I have a mold problem?

In most cases, mold produces a musty smell that signals a problem. If seen, mold growth often appears slightly furry, discolored and slimy, particularly as patches of mold increase in size. To locate mold, examine an area for visible signs of growth, water stains, odors, dampness, condensation, and peeling or cracking paint. Wallpaper near a source of moisture (such as a bathroom or kitchen) also provides a perfect site for microbial growth. Essentially, if you see or smell mold, you have a problem. However, sometimes mold can look like dirt or soot, and the source could lie behind or underneath surfaces (such as carpets, cabinets or walls), emphasizing the need for professional evaluation.

What causes mold?

Mold exists naturally so it can enter a home through open doors, on clothing and shoes, on pets, or even on items brought indoors. However, to grow, it requires a moist environment with high humidity or standing water. To prevent mold and mildew, your indoor relative humidity level should be below 60% (generally between 30-50%). Common causes of excess humidity include water damage, inefficient HVAC systems, roof leaks, foundation cracks, excess crawl space moisture, plumbing leaks, and broken door and window seals.
